HOW DOES IT WORK?
Available for real estate located in the United States only. With our Flat Fee MLS service a real estate broker will list your home just as in the traditional process. However, because you will paying only a small flat fee rather than a listing commission, you do some of the work that brokers traditionally do; such as show your own home, take your own photos, any additional marketing you may want to do, and negotiate your own contracts. Your broker will forward all inquiries about your property to you and keep your listing current in your local MLS and on Realtor.com. The only other way to get a property on Realtor.com is to list with a broker and pay a full commission. However, with our MLS service, you bypass the traditional method!
HOW MUCH WILL I SAVE?
When you list your home with a typical realtor, you can usually expect to pay them a commission of 5 - 7% depending on the market and location. Traditionally, your broker lists your home in the local MLS and offers half of their commission to any broker who can bring them a buyer. However, with our flat-fee MLS option, you cut out one broker's commission completely, thus cutting your paid commission either in half or in full (no commission is paid if your buyer does not hire their own broker). With our Flat Fee MLS service, you have the choice of:
1. If you allow a showing of your home from a broker other than the one listing your home, you will be agreeing to the customary commission of 2.5% - 3% (sometimes negotiable). However, you retain the right to sell your home yourself and not pay a commission. If you elect to sell your home through the broker that showed your home to his/her buyers, your maximum cost will be 2.5% - 3% + the MLS Listing Fee of $599. You are basically saving half of the commission normally paid when having a realtor sell your home.
2. If you sell your home yourself, through Virtual FSBO.com, Realtor.com, any form of marketing done by yourself, or from someone who contacted your broker without hiring their own broker, your selling costs will be limited to the initial Flat Fee MLS charge of $599.00.
This hybrid selling system is especially useful when you need a quick sale. Your selling costs can range from 0% - 3% depending on your choice to sell the home yourself or to work with a buyer's broker. The savings are significant, usually thousands of dollars.
